Renovation Sketches, Living Room

The idea of this renovation is to accomplish a brighter and more spacious living room area. It also improves the wall and ceiling finish and creates a front coat closet beside the front door. In the above photo, the staircase wall has been removed, exposing the stairs. The stair railings would be replaced and the stairs finished with nicer wood. The wall beside the stairway (south facing) would have a new window popped in and the area in front of the window would be a small nook for a desk or a place for the piano. The doorframe into the main hallway has also been removed, and the chimney stack has been removed creating more space in the centre of the room.

These sketches illustrate the visual effect of a pop-out bay window, and also the effect of removing the south front window to allow for a larger closet. The proposed new window on the south wall is shown. Curved front stairs could be accomplished but would be pricey.


This shows the proposed south facing window, and a larger pop-out of the living room. Prohibitively expensive and requires lot variance and special permit.


Shows the effect of a six foot pop-out in the living room, likely too expensive. However this also shows the location of proposed closet but with the door moved about 4 feet south. That is unnecessary, however, if the pop-out is not pursued.

This is a more realistic sketch which shows the door in the original position and a bay window. The window to the south of the door is kept and reduced in width. This sketch shows the area of the closet and the nook.
